San Pedro Square

Modera San Pedro Square project is expected to be an apartment building comprising of 8 floors (with 2 basements+ roof) right at the heart of the San Pedro Square area which is currently a parking lot. This infill project will create 204 new units as well as 9,500 sq. ft. of retail space on the ground floor. Another feature is a new landscaped paseo beside Peggy Sue’s that will host some live/work units. This can add thousands of square feet on the retail side if the occupants choose to locate businesses on the ground floor.

Value Added

We have updated 108 3D BIM Models as per LOD 400, placed 38 Hangers and generated 92 Shop Drawings and 20 Take-Offs. We also updated the Navis Markups, mainly for KS & AW riser connection in waste system and water supply system, incorporated the Blue beam mark up sheet (P2.30) for missing drain lines, used Flat vent pipe connection in L-3 & revised the models. We raised RFIs for pipes running beneath the ceiling in the model, drawing mismatch and wall alignment mismatch between L3 & L4 as per Revit Model and other issues
