The Channel Club

Pinnacle created the 3D BIM model of Channel Club Apartment Building consisting of 23 floors(L00, L01, L07, L08, L09 & Top Apartment Floor, 9th -22nd floors were typical) including 1st Floor, 1st Floor Storage, 2nd floor, 3rd, 4th, 5th, 6th, 7th, 8th, 9th, 10th & 11th for fabrication at Level of Development 350 comprising of Business Area, Circulation, Mechanical equipment room, Parking Garage, Storage, Exercise Rooms with equipment, Planter, Residential, Restrooms, Swimming Pool, Swimming Pool Deck and more. The purpose of construction is using the models to produce shop drawings for construction and to meet various objectives of the project viz. 3D coordination, clash mitigation, quantity take-offs, visualization and 4D capabilities for scheduling, phasing, sequencing and digital mock-ups. We divided the BIM model into separate levels and zones for efficient working and coordination of various trades by concentrating on a particular location of the building. Moreover, the breakups helped to reduce the file size to handle and smoothly deliver the files, avoiding technical glitches.

Value Added

Our coordinated BIM models allowed our client to check possible interference among building systems, visualizing the entire building system before construction, leading to better project planning, eliminating rework during construction phase, saving time and money.

We raised RFIs to clarify where to dispose of the waste and whether it would connect with the future Grease Trap and also to clarify the Sump Pump Drain connection with the HD.

We resolved clashes among various trades including mechanical, electrical, plumbing and several others for example clash between sanitary pipe and conduit, clash between vent pipe and light fixture and clash between water supply pipe and duct by sharing 3D clash Navis viewpoints.

We shifted 4″ Sanitary Waste Pipe Location to avoid clash with kingstud. We re-routed utilities, changed elevation and re-sized elements for resolving clashes and producing error-free BIM Model.
