Pinnacle delivered MEP BIM Services in Florida for 688 Golden Gate, an eight-floor apartment building in Sarasota. The project covered the design and 3D modeling of mechanical, plumbing, electrical, and fire protection systems. Developed at LOD 300 using Revit 2019, the project included typical residential layouts, parking, and a dedicated water room.
Pinnacle provided MEP design services for the eight-floor apartment building, covering mechanical, plumbing, electrical, and fire protection systems.
The plumbing scope included domestic water supply, drainage, waste and vent (DWV), and gas piping systems. The building featured typical layouts across the fourth to eighth floors, while the first floor accommodated parking and a water room.
The MEP design was developed at LOD 300 to support coordinated building services within the available space.
The fire protection design included strategic placement of fire walls and fire doors to help compartmentalize the building and restrict fire spread.
Pinnacle also integrated the fire alarm system with the building automation system. This supported faster response to fire events and more efficient occupant evacuation.
Pinnacle developed LOD 300 3D models for mechanical, plumbing, electrical, and fire protection systems using Revit 2019. The team coordinated multiple MEP services within the limited footprint of individual apartment units.
To support detailed modeling and installation, the team used SysQue to create spool drawings and address space constraints across the building.

Accommodating Multiple MEP Systems: The apartment units had a limited footprint, making it challenging to accommodate multiple MEP systems within the available space.
Solution: The team used SysQue to create spool drawings and support detailed MEP coordination and installation.
Improving Energy Efficiency: The project required energy-efficient MEP design to help manage operational costs and environmental impact.
Solution: The MEP design incorporated energy-efficient technologies to support efficient building operation.
Maintaining Resident Comfort: The MEP systems needed to operate efficiently while maintaining comfortable temperatures and controlled noise levels within the apartments.
Solution: The design balanced system efficiency with residential comfort requirements, considering temperature control and noise levels.
