Architectural BIM Modeling for Recreation Center, Big Horn, Wyoming

Spanning a 6-acre site, this single-story, multi-functional facility serves the educational and recreational needs of the local community in Big Horn, Wyoming. This architectural BIM project included the development of classrooms, office spaces, a gymnasium, locker rooms, and sports facilities, supporting holistic learning, fitness, and community engagement.

The facility includes a spacious 1,200 sq. ft. dedicated community space and thoughtfully accommodates multiple administrative office areas. The project emphasized accessibility, life-safety, and code compliance by strategic integration of fire egress routes, restroom facilities, and circulation spaces. Pinnacle’s architectural BIM services provided the required technical expertise to align multiple services through digital coordination.

Architectural BIM Modeling Scope for Recreation Center

Architectural BIM modeling & coordination scope of the project included:

Code Compliance Review & Design Revisions

Our team had to carefully identify elements that were non-compliant with applicable local building codes, accessibility standards, life-safety requirements, and zoning regulations relevant to a Pre-School and Community Center. To make the architectural design fully compliant, the project required updates in layouts, assemblies, and construction detailing, based on code review comments, client inputs, and comments from the regulatory authority and consultant.

3D Architectural BIM Model Creation & Updates

Pinnacle’s team digitally constructed the architectural 3D model along with specific project families. We further upgraded the received model to LOD 300 for seamless preparation of construction documentation. We also aligned our architectural model with the updated design and code compliance requirements.

BIM Coordination Services

We coordinated the architecture model with models received from structural, MEP, and other consultants. For this, we identified clashes across disciplines, prepared and issued clash reports, and conducted seamless coordination support meetings to incorporate the resolved clashes into the coordinated architectural model.

Shop Drawings & 2D Drawing Production

In accordance with project standards and coordination protocols, we delivered comprehensive shop drawings and detailed 2D construction documentation. The scope covered exterior and interior wall detailing, door and window assemblies, railings and guardrails, parapets, wall skirting, and stair and elevator components.

Architectural BIM Modeling Challenges & Solutions

1. Code Compliance & Interpretation

Challenge: The interpretation and application of building codes set for fire egress requirements, accessibility standards, and life-safety provisions posed challenges. An additional effort was required to interpret those requirements and translate them into design decisions.

Solution: Our team thoroughly studies and interprets the applicable building codes to ensure compliance across every area.

2. Finalization of Wall Types Based on Construction Type

Challenge: Determining appropriate wall assemblies was challenging due to varying construction types, fire-rating requirements, and corridor egress conditions, particularly in the absence of predefined client standards.

Solution: Our team established a protocol to define wall assemblies based on construction type and fire-rating requirements, followed by client review and approval.

3. Frequent Design Changes Due to Code Compliance

Challenge: Multiple and frequent design changes occurred due to code compliance reviews, which impacted the overall drawing set and model coordination. These included updates to layouts, wall locations, and circulation paths.

Solution: Our team proactively implemented the required design modifications within the BIM model, ensuring coordinated updates across all drawings.

4. Life-Safety Calculations & Code-based Design Implementation

Challenge: The project required multiple design iterations to accurately validate life-safety calculations and align the layout with stringent code requirements, including egress widths, travel distances, and accessibility clearances.

Solution: Our team conducted detailed life-safety calculations in accordance with applicable codes and translated the findings into coordinated revisions within the architectural drawings and BIM model to ensure full compliance.
