Now the role of the construction management team is to review and approve material quality and cost. The suppliers, after receiving the list, also provide bids to contractors.
The contractor compares prices for the project to get the best value and quality. After finally selecting the right bids, there are a couple of factors to consider.
These are the availability, sustainability, and the vendor’s experience with the materials and services. Most contractors already have a list of contractors from whom they source materials. If a project has any new requirements, then they usually go through the above process.

Lead Time refers to a crucial time segment, which falls between the supplier sending the product and the client receiving it.

Contactors add the days required to receive the materials, manufacture products, or the availability of services.
This time is a very crucial piece of data that procurement managers use during planning. It gives vital data on which they plan the entire procurement, keeping a check on items that have long lead times.
Now, once again, the ball goes to the design team.
This is the phase where suppliers and vendors have sent their quotes, and they are confirmed.
The material and service specifications once again go to the design team for final approval. And this is because, till now, nothing has been constructed. The 3D design model is the ultimate source of truth for all the material and service requirements.
There are detailed specifications about color shades, material finishes, and sizes. Several firms try to skip this step, or do not put in much effort.
This often leads to missing out on a couple of materials in complex projects. However, when the details are given in writing, tracking and referencing become easy. However, the time is limited, and to prevent unnecessary challenges, this approach is the best.
So the design team approves the list of materials and confirms it for the general contractors to issue purchase orders.

So, the purchase order for the supplier means to organize and send the product. And for the prefabricators, they will start the fabrication process.
This phase is not a simple one, as it is different from just receiving the products.
Once the shipping begins, the procurement head tracks the product organization and prepares the site to receive the products.
Often, construction sites also have space constraints, which means the space is not ready for the products. The general contractors have to verify the materials and also ensure on-time arrival.
