Pinnacle created the 3D BIM Models of “The Manor Pat Harbour Island” – a residential project located in Tampa, USA. It comprises a single building with 24 floors including a roof. We created a 3D Model for plumbing (drainage) and mechanical vertical piping to generate spool for the project and provided coordinated Shop Drawings for Sheet Metal, Plumbing, and Mechanical Piping.

Value Added

We raised 20+ RFIs to the client pertaining to missing data (8), Conflicting Data (1), Constructibility issues (6), Maintenance/Accessibility issues (1), and other Concerns (4). We added value to the project by reviewing all constructibility issues such as coordination problems due to less ceiling space.

Based on our queries, designs pertaining to the size of the room, ceiling height, and equipment were changed. We also suggested our client to alter the location of FCU & water heater to accommodate all the MEP services as well as new & suitable routing for fire to resolve clashes.
