3D Concrete Modeling Services Project Overview

The 601 North Central project is an unparalleled mixed-use development located at the heart of downtown Phoenix. Developed by LG Group, the 1,306,935 SF, 747-unit project hosts a wide range of indoor and outdoor amenity spaces, including two large amenity decks located on the 8th and 28th floors. The building’s podium contains liner residential units, a flagship commercial retail space, and parking for residents and retail.

For this complex development, Pinnacle delivered 3D concrete modeling services to support detailed coordination, construction documentation, and installation requirements. The project demonstrates how BIM for mixed-use building projects can improve coordination across complex structural and architectural requirements.

Solutions -

  • The design was still being determined during the modeling work, so we went through all the documents and highlighted the central design conflicts/missing information. This helped to plan the sequence of work.
  • There were multiple document releases due to design changes, so our team prepared a Document Tracking Excel to track the latest documents/missing ones and share the same information with the client.
  • The construction and the modeling coordination work were going parallel. So, to meet the construction schedule, we took multiple steps:
    • Constant communication with the client to share the work status and to learn about the priority.
    • Highlighted issues along with probable solutions to get a quick resolution.
    • Resource planning to meet any urgent requirement.
  • Due to design changes, many additional scopes came up in the later stage. Pinnacle kept track of each task and shared a detailed report with the client. Which helped the client to keep track of the additional cost.

1. Verified clearances as per NEC standards and modified the panel arrangement to meet compliance requirements.

2. Checked the manufacturer submittal to identify issues that could arise at the site and provided suitable solutions.

3. Pinnacle used RevitTM with BIM interoperability tools and in-house automation add-ins to generate unique IDs for all 220,000+ assets in the LOD 500 intelligent model.
