Citizenʼs Park Apartments is a modern G+2 residential project in Indianapolis, addressing the cityʼs growing need for well-planned urban housing. Positioned along a key residential corridor, it enhances the neighborhood while providing comfortable, efficient living spaces.

The 38,717 sq. ft. building features 34 thoughtfully designed dwelling units, along with shared amenities such as a community room, fitness room, and leasing office. Two staircases and a lift ensure accessibility and life-safety compliance. Solar panels on the roof level support energy efficiency and lower operational costs.

The project is backed by comprehensive architectural and BIM documentation, including address plans, detailed floor layouts, wall and floor assemblies, and isometric views for seamless coordination—reflecting a balanced approach to sustainable, functional, and community-oriented residential design.

Significant Aspects of the Project:

  1. 1. 85 solar panels, each measuring 8×4 feet.
  2. 2. Accessible circulation with lift and stairs.
  3. 3. Community-focused shared living amenities.

Scope of Work

Our scope of work for the project included:

1. Concept Review, Design Development & Feasibility

Review of client conceptual drawings, incorporating updated standards and revisions, assessing design feasibility, and aligning planning intent with functional requirements.

2. Architectural Planning & Layout Development

Development of architectural floor plans per client instructions, including amenity detailing, address plans, space planning coordination, and natural ventilation validation.

3. Detailed Architectural Drafting & Drawings

Architectural keynotes and tags placement; preparation of the wall and building sections; drafting slab edge, roof, stair, and elevator layouts; and developing door, window, and detail sheets with schedules.

4. Code Compliance, Life Safety & Accessibility

Preparation of Life Safety Plans, verification of accessibility and code compliance, and coordination of life safety elements across drawings.

5. Sheet Setup, Schedules & Construction Documentation

Sheet setup for plans and details, preparation of data sheets and appliance schedules, and quality control of architectural construction documents for accuracy and consistency.
